Union labor estimating · Clark County, Nevada · private preview

Every number traces to a source
you can see.

Reef prices loaded union labor for Las Vegas commercial work the way each CBA actually works — OT ladders, night premiums, zone adders, prevailing-wage floors — and keeps the document behind every line one tap away.

The Reef calculator with a source popover open on a SMART Local 88 fringe line: the line is flagged Unverified, the popover shows the stale source, the exact published split, and what resolves it.
The live calculator. A SMART Local 88 fringe line is flagged amber — the popover shows the last published split, why it can no longer be trusted, and exactly what resolves it.

The rate sheet you bid from is a liability.

Shadow spreadsheets go stale. Wage sheets turn over mid-determination-year; amendments land in July; the sheet on your shared drive doesn’t know that.

Night work is priced by folklore. Each local prices off-shift differently — straight OT, window rules, percent-of-base — and guessing the wrong structure swings a bid by five figures.

Fringe-on-OT burns you quietly. Whether fringes ride the multiplier is a per-agreement question, and most sheets don’t even ask it.

Proof, not vibes

Every rate line in Reef opens to its source: the agreement title, the effective period, the actual document text, and a link to the archived PDF.

UA Local 525 journeyman base — $60.00 wage + $27.43 fringes = $87.43 package — verified on the MLA wage sheet and corroborated to the penny by the prevailing-wage determination.

A verified source popover: UA Local 525 MLA wage sheet, effective period, the journeyman package broken down line by line, a quoted sheet excerpt, and links to the archived PDF and original location.

Same job, four trades

Flip the shift. Watch the board reorder.

On day shift, Laborers 872 is the cheapest crew on the board at $76.30/hr effective. On third shift their agreement prices night crews at overtime rates — and the same crew becomes the most expensive at $116.03/hr. Reef prices each local’s premium the way its agreement actually reads: straight OT for Laborers 872, a 1.5× window rule for SMART 88, +30% of base for IBEW 357, +8% for UA 525.

Day shift
Four-trade comparison on day shift: IBEW 357 $92.64, UA 525 $89.08, SMART 88 $87.85, Laborers 872 $76.30 effective per hour — no premium.
3rd shift — same crew, same schedule
The same comparison on third shift, reordered: Laborers 872 $116.03 with straight OT night-crew pricing, SMART 88 $115.65 window OT, IBEW 357 $111.41 at +30% of base, UA 525 $94.01 at +8%.

Bid day

Walk in with a topsheet, not a browser tab.

One printed page: crew, schedule, loaded straight-time and OT buckets per classification, blended and effective crew rates, weekly burn, and the total — with every assumption named and numbered.

The footer carries the dataset id, its effective window, and a permalink that reopens the exact scenario — text it to your PM and they see your numbers, not a screenshot of them.

The printed bid-day topsheet: crew and schedule tables, loaded rates per classification, blended and effective crew rate, weekly burn, six-week total, a numbered assumptions list, and a scenario permalink in the footer.
The print recap — named assumptions, dataset id, scenario permalink. Estimates, not quotes; it says so on the page.

Green means verified. Amber means we tell you.

Reef refuses to emit a silently wrong number. Every line is either verified against a source document or flagged as a named assumption — never hidden, never averaged away.

  • Amber lines say exactly what’s missing and what resolves it — down to which allocation sheet to ask the union office for.
  • Assumptions ride along to the printed topsheet, named and numbered — they never disappear between the screen and the bid.
  • Shared links pin the dataset version; if the data has moved since, you get a banner, not a silent re-price.
  • Inputs the dataset can’t price honestly return an error — not a plausible-looking guess.

The 2025–26 dataset (effective 2025-10-01 → 2026-09-30) cites 15 sources: the NV prevailing-wage determination and its amendments, MLA wage sheets, union-published rates, and an NJAB arbitration decision — each archived, excerpted, and linked from the lines it backs.

Priced per scenario: OT ladders and weekend rules, shift differentials, travel-zone adders, NRS 338 prevailing-wage floors with certified-payroll treatment, apprentice steps, MCAA-style condition factors, and named exclusions (shop burden, small tools, per-diem).

Questions estimators ask

Where do the rates come from?

From the documents that govern the work: collective bargaining agreements and their wage sheets, the Nevada prevailing-wage determination and its amendments, and union-published rates. Every line links to its source, with the effective period and retrieval date shown.

What happens when a number can’t be verified?

It turns amber. The line stays priced with a named assumption, and the popover states what’s unverified and exactly what resolves it. Amber never hides — it follows the number onto the printed topsheet.

Which trades and jurisdictions?

Today: UA 525, IBEW 357, SMART 88, and LiUNA 872 for Clark County commercial work, on the 2025–26 determination year. More trades and jurisdictions follow the same source-first pipeline.

Is my scenario private?

The calculator runs entirely in your browser — no accounts, no scenario uploads. A scenario lives only in the link you choose to copy, and sharing one is your call.
